A technical architect can make different reports and certificates that are included in all the processes involved in urban planning, architecture, construction and real estate.

REPORT: It is a document that is characterized by setting out in more or less detail what is observed and the circumstances surrounding it. In an objective way, without any interpretation, with necessary technical explanations.

CERTIFICATE: It is a document issued for the purpose of certifying or recording a certain fact. It is the instrument with which a fact and / or circumstance related to the building or the ground is verified.

Some examples of reports and certificates are:

Urban development reports: a document that defines the urban possibilities of a plot and / or plot, according to the applicable urban laws and regulations.

Certificates of existing buildings: document that defines the state of conservation of the buildings and the problems and injuries that may suffer the same. It is the previous step to the realization of a rehabilitation project.

Certificate of habitability: certificate that allows the obtaining of the certificate of habitability issued by the Generalitat, and that is necessary for:

– Transfer of ownership of a home.

– Completion of the rental contract for a home.

– Contract water, electricity and gas services.
